Use an owner annual statement to review the year’s reported amounts for an owner’s property. Its totals can differ from the bank payments the owner received during the same dates because release, disbursement reporting and bank payment are separate events.
Check the reporting period before comparing totals
An annual statement is not simply a list of bank transfers made during the year. Trace a difference through the relevant booking, release and disbursement records before deciding that money is missing.

Open the owner’s annual statement
- Go to Reports > Owner Annual and find the required owner/property.
- Choose the financial-year report you need. Check the period printed on the report, along with the owner and property, before comparing it with other records.
- Open or download the report. If you use an email option, check the selected year and recipient first; viewing a report does not send it.
Why the dates can differ
| Event | What it records |
|---|---|
| Booking/stay dates | When the guest stays. These dates are not the same as receipt, release or bank-payment dates. |
| Receipt and bank confirmation | When a payment is recorded and matched to bank activity. |
| Release | When the booking amounts become available for the disbursement process. |
| Disbursement/report period | How the released amounts are included in the property’s recorded payout and reports. |
| Bank payment | When the bank payment is actually made to the owner. |
Annual-report allocations use the applicable release/disbursement reporting periods for your account. A payment received by the owner after year end can relate to amounts reported in another period. Conversely, a current report preview may include amounts that have not yet been paid at the bank.
For example: a booking can be released before a year-end date and paid at the bank afterwards. Check which annual and disbursement reports contain that booking rather than assigning it solely from the bank-payment date.
Trace a difference between the statement and bank payments
- Confirm that the annual statement and comparison records cover the same owner, property and period. Check the report’s start/end dates; do not assume every account uses the same financial-year boundary.
- Find the saved disbursement reports around the year boundary under Reports > Disbursements. Use View and check an owner statement to distinguish saved reports from a current preview.
- Trace the bookings, fees, expenses and owner remittance making up the affected payouts. Check their release and disbursement timing against the bank-payment evidence.
- If an amount still cannot be explained, give support the owner/property reference, selected report year, affected booking and disbursement references, and the difference you found.
Keep the original dates accurate. Do not delay, backdate or change a release simply to make an annual statement equal a bank total. If a financial record is wrong, use the supported transaction-correction process.
