Use this guide to review owner details in BookingTrust and generate the available DAC7 data file. It covers product steps only. Confirm independently whether your organisation is required to report, which period applies and which authority’s rules govern your situation.
An export is not a filing or a determination of your obligations
HMRC describes its reporting rules as applying to qualifying digital platform operators. A property manager’s use of BookingTrust does not by itself establish that the manager is a reporting platform operator. Check the rules with the relevant tax authority before preparing or submitting a file.

Check applicability and period
DAC7 concerns reporting by qualifying digital platform operators in the jurisdictions covered by the rules. HMRC’s guidance explains the UK digital platform reporting process; the European Commission explains DAC7 within the EU. Use the authority for the relevant jurisdiction to confirm whether the rules apply to your organisation and what information and period are required.
Review owner details
- Open Contacts > DAC7 Listing. This listing is available for UK-configured accounts.
- Review each listed owner and the related property details. The product listing includes owner name and address, date of birth, Original DocID, NIN and TIN columns. A missing value is displayed as “x”. The applicable fields depend on the account and reporting context.
- Select the owner to open the contact record. Check the person or company name and address, and correct any relevant identifier or date fields using information verified with the owner and the appropriate authority.
- Where a co-owner is already linked, review that contact’s details as well. The DAC7 listing can show linked owners under the property; adding or linking a co-owner is a separate task.
- Review organisation details and the DPI Registration No. under Profile > My Profile > Edit, if shown. Confirm that the value matches your organisation’s registration details.
Treat identity and tax numbers as sensitive information. Do not guess a missing identifier or reuse the same identifiers across different owners.
Generate the file
- Open the DAC7 report option from Reports. The menu may be labelled DAC7 2024–25; confirm that the displayed period matches the period you intend to prepare.
- Run the report and wait for the generated file to become available. Generating and downloading the report are separate steps.
- Download the file and check that its data covers the intended reporting period, then validate it against the current authority schema and instructions for your jurisdiction. Correct source data or errors before using it. Do not infer the period from the menu label alone.
- Use the relevant authority’s own service to submit the report, if required. BookingTrust generating a file does not confirm successful submission or acceptance.
If the reporting period you need is unavailable or the file does not validate, contact BookingTrust Support before changing operator or owner identifiers.
